Which service do I need?

Most floors fall into one of these three categories. If you’re unsure, we’re happy to advise.

Light Maintenance & Protection

If your floor is starting to look tired but isn’t heavily worn, this is often the right place to start.

  • Deep clean to remove built-up dirt and residues
  • Reapplication of a protective layer
  • Minimal disruption
  • Helps prevent more costly work later
Best for: newer floors or lightly used spaces
Typical downtime: low

Restoration / Recoat

If the finish has worn and floor has lost depth and consistency, restoration is needed.

  • Light sanding or preparation of the surface
  • Reapplication of oils or lacquers
  • Brings back colour, tone and protection
Best for: visibly worn domestic floors or moderate-use commercial spaces
Typical downtime: moderate

Full Refurbishment

For floors heavily worn, damaged, or uneven, a full refurbishment is the right approach.

  • Full sand back to raw timber
  • Repair of damaged areas where needed
  • Complete refinishing of the surface
Best for: older floors or high-traffic environments
Typical downtime: higher, depending on size and condition

What our clients say

It’s been a real pleasure having Bonsai working on the house over the past months. The workmanship, professional attitude and attention to detail from James, Tim and Ben has been very welcome. The process is simple

The work is contained and dust kept to a minimum, so your home is looked after while the floor is restored.

Step 1 Assessment We assess the floor’s condition, recommend the appropriate approach and prepare a quotation.
Step 2 Preparation Furniture removal and preparation of the area where required.
Step 3 Treatment Cleaning, sanding or restoration work depending on the agreed scope.
Step 4 Finishing Applying a multi-coat protective finish. Typically oil or lacquer, sometimes with a pigment layer.
Step 5 Aftercare Advice on how to look after the floor and when to consider future maintenance.
